The method

Waterless roof cleaning, not a jet wash

The method our customers ask about most, and the reason they call us instead of the man with the pressure washer.

A roof is not a patio. A pressure washer strips the surface off concrete tiles, forces water up under the laps and into the roof space, and leaves a covering that looks bright for a season then greens over faster than before. We clean roofs dry. The moss, lichen and algae are lifted off the tile by hand and with specialist tools, then treated so the regrowth is slowed right down.

How we clean a roof

  • Growth lifted off the tile dry, so nothing is driven under the laps
  • The weathered surface of the tile is left intact
  • No water pushed into the roof space, the loft or the insulation
  • No flooded gutters or downpipes on a system already full of moss
  • Safe on ageing clay, concrete, slate and Horsham stone

We are not against pressure washing, we just do not point it at a roof. There are jobs where it is the right tool and we will tell you honestly when that is the case. On a roof covering it very rarely is.

What does waterless roof cleaning actually mean?

It means we clean your roof without pressure washing and without running water across the covering. Moss and lichen are lifted from the tile surface and the tile joints using specialist hand tools, then a treatment is applied to slow regrowth. Nothing is forced under the laps, your loft stays dry and your gutters are not filled with hundreds of litres of dirty water.

Why do you not jet wash roofs?

Because of what it costs you later. High pressure strips the sealed face off concrete tiles, which is the layer that slows moss down in the first place, so the roof greens over faster than it did before. It also forces water under the laps and into the roof space, cracks brittle or slipped tiles, and fills gutters and downpipes with everything it blasts off. We are not against pressure washing as a tool, there are surfaces where it is the right choice, but a roof covering is very rarely one of them.

Does a waterless clean really work as well?

Yes, and it lasts longer. The growth is lifted off the tile rather than blasted off, and because we treat the surface afterwards the spores left behind are dealt with too. Cleaning without treating simply resets the clock. The results are guaranteed and we walk the finished job with you before we leave.

Is waterless cleaning as effective as pressure washing?

Yes, with the same guaranteed results and far less risk. Pressure washing strips the protective surface off concrete tiles and drives water into places it should never reach. Working dry gets the growth off, keeps the tile intact and lets the treatment do the long term work.

How long will my roof stay clean afterwards?

With treatment applied, most roofs stay visibly clear for several years. Properties under heavy tree cover, in shaded spots or close to the river green up sooner, which is why we are honest about what to expect for your specific roof rather than quoting a blanket number.

Do you clear up the fallen moss?

Always. Fallen moss is cleared from the roof, the gutters, the paths and the borders, then bagged and taken away. Our customers mention the tidy up as often as they mention the roof.
